An old commercial unit becomes a premium apartment that can be divided in two

When the operator of NOFA Apartments took over the property, it was a bare commercial unit: over 100 square metres in Berlin, without a single shower, intended as an office or shop. The idea was different: a premium holiday apartment that could operate flexibly as one large unit for up to nine guests or as two independent apartments.

Changing commercial premises to residential use involves more than cosmetic work. It must comply with change-of-use regulations and ultimately be inspected and approved for guest accommodation. With no showers or suitable connections, all the plumbing was replaced and extended. The electrical system was modernised, expanded and clearly split between the two units so both apartments could operate independently.

At the heart of the design is a soundproof corridor. When the apartment is booked as a whole, it is unobtrusive. When needed, it divides the space practically and acoustically into two independent apartments that can be rented separately according to demand. To make each unit self-contained, two separate bathrooms, two fully equipped kitchens and separate electrical distribution systems were installed.

The premium feel is in the details. In the bathrooms, design-led, impregnated acoustic panels create calm spaces, suitable for wet areas while offering a quality finish. Two high-quality kitchens and bathrooms complete the property, designed for continuous use by discerning guests.

The change of use was technically and legally demanding. Today the business runs without worry, and that was exactly the goal.
